COMMON QUESTIONS

WHY DO YOU NEED A HOME INSPECTION?

To find out the homes condition BEFORE you buy it.  You don't want to buy a home and find out it needs a major repair.  Knockout Home Inspections will evaluate the physical condition, structure, construction and mechanical systems and identify items that need to be repaired or replaced.  You can use this information to negotiate the price of the home.

ARE YOU LICENSED AND CERTIFIED?

Yes.  I am both fully licensed by the state of Tennessee (#2251) and a Certified Professional Inspector of InterNACHI (International Association of Certified Home Inspectors).

WHY HIRE AN INTERNACHI CERTIFIED INSPECTOR?

InterNACHI is the worlds largest organization of residential and commercial home inspectors.  Certified inspectors have gone through rigorous education and examinations and complete stringent continuing education requirements.  They also must adhere to a strict code of ethics.

WHAT DO YOU CHECK FOR?

Home inspections are performed according to the InterNACHI Standards of Practice.  A copy of it will be included in the home inspection agreement and must be signed before the home inspection.  This list includes the plumbing, electrical, heating, cooling, exterior, roofing, interior and structural systems of a home.

ARE APPRAISALS DIFFERENT FROM HOME INSPECTIONS?

Yes.  Appraisals are for lenders who want to verify the homes market value and verify that the home meets minimum FHA property standards.  Home inspections are for buyers who want to learn about the physical condition of the home.

CAN I ATTEND THE HOME INSPECTIONS?

Absolutely!  Although not required, this is a great opportunity for you to learn about the home and ask any questions you may have.  I will show you how the systems operate, how to maintain them and how to prevent system failure.
